How the comparison is calculated
Each comparable sale's price per square foot is its sale price divided by its living area. Those are averaged across every comp that has both figures, and that average is multiplied by your property's square footage to give an indicated market value - the value your comps support. That figure is compared against the market value your notice reflects (your assessed value, divided by your jurisdiction's assessment ratio if it assesses at a fraction of market value), and the difference between the two, in dollars and as a percentage, is the argument your letter makes.
If your notice doesn't state your square footage, the tool falls back to the median comparable sale price instead, and tells you that the weaker argument is being used. The AI's only job in all of this is reading your notice; the arithmetic is deterministic, so you can check every number in the letter with a calculator.

Is this legal or tax advice?
No. It's a drafting aid. It writes a letter and assembles evidence you supply into a tidy packet, but it doesn't advise you on whether to appeal, doesn't know your jurisdiction's rules, and can't represent you. Appeal deadlines, required forms, hearing procedures and the evidence a board will accept vary by county and state, so verify your local assessor's process before filing - many counties require their own cover form alongside any letter.
How many comparable sales do I need, and where do I find them?
Three to five is the usual expectation, and this tool is built around that range. Good sources are your county assessor's or recorder's public property search, a realtor who can pull recent MLS sales, or public listing archives. Pick homes that sold recently and are genuinely similar to yours in size, age, condition and neighbourhood - a board will dismiss comps that aren't comparable, and sales older than about 18 months get flagged here for that reason.
What if my state assesses property at a percentage of market value?
Set the assessment ratio field to that percentage. Many states assess at a fraction of market value - for example at 10%, 40% or 50% - which means comparing your assessed value directly against full-price comparable sales would be meaningless. With the ratio set, the tool scales your assessed value up to the market value it implies, compares that against your comps, and then converts the value it recommends requesting back down through the same ratio. If your notice mentions a ratio anywhere, it's quoted back to you as a reminder.
What's actually in the PDF packet?
A cover sheet with your property, parcel number, tax year, assessed value, the value your comps indicate and the value being requested; the full appeal letter; and a comparable-sales comparison table showing every comp's sale date, price, square footage and price per square foot alongside your own property. You can also attach a copy of your original notice as Exhibit A, and the whole thing downloads as one PDF.
Does the AI write the letter or make up the numbers?
Neither. The AI reads your assessment notice and nothing else - it extracts the assessed value, parcel number, address, square footage and any printed deadline. The averages, the indicated value, the percentage gap and the value to request are all plain arithmetic done in your browser from the sales you typed, and the letter is a template those figures are dropped into. That's deliberate: a misread number you can correct on screen is recoverable, but an invented figure filed with a review board is not.
Is my notice uploaded anywhere?
The notice is sent to a secure AI service to be read - either its extracted text, or page images if it's a scan or photo - and is not stored after your result comes back. Everything else stays in your browser: your comparable sales, the analysis, the letter and the PDF are all assembled locally on your own device.
